Within this assignment the Consultant was retained to develop a feasibility study for the construction of new residential district in Yerevan, including residential buildings, trade centers, separate parking, entertainment and green areas, and social infrastructure. Particularly, the Consultant provided analysis of the residential real estate market developments in Armenia, estimation of demand and supply of new apartments for coming five years, expectations, needs and preferences of population for new apartment, as well as analysis of prices and trends based on household survey of 1000 respondents.
Financial model for the construction new residential district includes monthly and annual cash flow projections, P&L and balance sheet projections as well as financial ratio analysis for all types of constructions. The developed business plan served as a basis for attracting additional investments.
